A Partnership to Serve You

The Real Estate Council of Alberta (RECA)

RECA is the independent governing authority that sets, regulates, and enforces standards for real estate licensing across Alberta. At AMBA, we are proud of our long and strong relationships with RECA. As Canada’s longest-standing mortgage association and an approved provider of pre-licensing education for over 25 years, AMBA is the trusted choice for educating mortgage professionals in Alberta.

7 Steps to Licensing

  • Step 1

    Meet RECA's Mandatory Requirements

In order to be eligible to become a mortgage broker in Alberta, you must:

    • Be at least 18 years old
    • Be able to study & work in Canada
    • Have a Canadian high school education (or equivalent)
    • Have a government-issued ID
    • Meet English proficiency requirements
  • Step 2

    Create Your myRECA Account

This is your online portal for gaining & maintaining your mortgage broker license in Alberta. Sign up with your preferred email address, since this is how RECA will communicate with you.

  • Step 3

Log In & Apply for Eligibility

The first time you log in to your new myRECA account, choose license as the user type, work through the prompts to set up your account and complete your Eligibility Application. If you are already licensed in another province, you will be invited to complete a Labour Mobility Application. Depending on your specific circumstances, you may be required to complete a Suitability Review Application. Please note that there is a fee for completing the application.

    • Action Items:
      1. Login to myRECA
      2. Take a look at a sample first-time login

    • DOES LABOUR MOBILITY APPLY TO ME?

If you’re currently licensed in another jurisdiction, you may qualify to have your license recognized through labour mobility.

Pro Tip: Even if you’re eligible for labour mobility, it’s important to note that the Rules, Regulations, and Legislation in Alberta may be different from the Province where you received your license.

    • DO I NEED A SUITABILITY REVIEW?

You may require a suitability review if you have dealt with matters like:

      • Past criminal proceedings against you
      • Past regulatory proceedings against you
      • Past civil proceedings against you
      • Past bankruptcies

Please contact RECA to learn more about this process.

  • Step 4

    Complete Pre-Licensing Education

In order to be eligible for a license, you will need to successfully complete two pre-licensing courses (Fundamentals of Mortgage Brokerage and Practice of Mortgage Brokerage). In order to successfully complete each course, you must pass AMBA’s final exam and RECA’s pre-licensing exams.

  • Step 5

Get a Certified Criminal Record Check

All Alberta licensees must complete a Certified Criminal Record Check (CCRC). RECA must receive and process your original CCRC before you can become licensed. You’ll need a CCRC if you are applying for a license in Alberta for the first time or if you have not been licensed with a brokerage in the last 12 months.

    • Action Items:

Find out how to get a CCRC done

INSIDER TIP: Sign a Third Party of Consent when you apply for a CCRC. The RCMP will then forward your results directly to RECA.

  • Step 6

    Obtain Employment With a Brokerage

Congratulations! You are now fully eligible for licensing, and it’s time to select a brokerage. This is the final step in the licensing process: you must be employed by a licenced brokerage before RECA will issue you your license.

Once you’ve selected a brokerage, your Broker will complete the final step in your licensing application on your behalf. You will be required to pay applicable licensing fees to RECA when you first become licensed and then on an annual basis.

    • INSIDER TIP
      • Browse our list of AMBA member brokerages  – you’ll want to join a brokerage that has member status.
      • Read AMBA’s Graduate Guide. Full of tips and resources, you’ll receive this guide when you successfully complete the Practice of Mortgage Professionals course.
  • Step 7

    Complete Your Licensing Application

Once your new brokerage completes the final steps of the application process and pays your application processing fee, you are ready to get started as a mortgage broker! Keep up to date with your license status in the license tab of your myRECA account.
